First-Time Homebuyer Down Payment Assistance
The FHLBI Launch Program provides up to $20,000 in assistance for first-time homebuyers to cover down payments, closing costs, and counseling fees. Starting April 15, 2025, with $9.8 million in available grants, funds will be distributed on a first-come, first-serve basis until exhausted.
Qualifications
First-time homebuyers intending to purchase a primary residence in Michigan who:
- Have household income at or below 80% of the area's median income
- Must contribute $500 towards the home purchase (appraisal fee can be applied)
- Eligible properties are single-family homes, townhouses, and condominiums (subject to lender approval)
- Pre-approved by our partner, Mortgage Center
- Complete pre-purchase homebuyer education**
- Must be an Advia member prior to closing

**Housing Counseling Requirements: May only provide Launch funds to households that complete a homebuyer or homeowner counseling program provided by, or based on one provided by, an organization experienced in homebuyer or homeowner counseling, A completion certificate must be provided showing the date of completion, provider of the training and any certifications the program may have obtained. Counseling must take place before closing and generally not more than one year earlier than the enrollment date. Launch funds may be used to pay housing counseling where counseling fees have not been covered by another funding.
